At Realty Pro Home Services, LLC, we are passionate about providing high-quality home services to our customers. We started as a small family-owned business and have grown to become a trusted name in the realty services industry. Dana Kolodney (pictured right) has been a licensed real estate broker for over 34 years and is the broker owner of Senior Solutions Realty, LLC. His wife Debbie (pictured center) is a retired mortgage banker. Their granddaughter Tinsley (Pictured left) is their everything! Both Dana & Debbie saw the need to provide professional, honest, affordable services to homeowners that needed to ready their home for sale or to provide quality services to the new buyers. A real estate transaction can be a trying experience. And finding multiple service providers to get a property ready for sale or after a home inspection can be a challenging experience. Especially when time is of the essence. And to find service providers after the sale to provide maintenance or upgrades can also be a challenge. Thus, Realty Pro Home Services was founded to provide one stop shopping for the most needed services to both sellers and new homeowners.

We come 4x per month in the growing season May thru October. And 2x per month in the winter November thru April.
Your preferred form of payment is auto debited monthly. We offer two forms of monthly service. Standard and Premium. Standard includes mowing, string trim edging and around plants and debris blowing. Premium includes shrub trimming, flowerbed weed control, blade edging and debris blowing. Additional services such as garbage can cleaning $10 per can per month, quarterly fertilization, bagging, quarterly house pressure washing Including driveway and sidewalk can be added. Seasonal flower installation is also available.
Yes, we have a professional SKAG bagging mower. We can bag the clippings. It's an additional $10 per garbage bag per mow.
No. If you have or purchase a trampoline we can no longer provide service. We cannot reach under it with our string trimmer and its too heavy for our team members to move.
The purpose of watering the lawn after fertilization is not to dissolve the granules. But to get the granules off the grass where it will burn the blades. We are trying to move the granules off the grass and on to the dirt (sand) where the soil can receive the nutrients of the fertilizer. We do not want to over water and wash away the granules. Immediately after granular fertilization water the lawn for 15-30 minutes. On day 2 and 3 water 1-2 hours. Then go back to your regular watering schedule allowed by your county based on local watering restrictions.

We are registered with the Florida Secretary of State as an LLC. We hold a Pasco County Business Tax receipt (License).
No. We are only allowed to perform handyman services. A complete list of allowed handyman services in your area can be found at your local government website. We do not have the ability to pull permits and do not perform any work beyond the scope of our licensure. Examples of what we cannot do is plumbing, electrical, mechanical (hvac), structural construction, roofing. Tree work, & etc..
No. Only a licensed arborist can perform those tasks. Our Insurance also prohibits any type of tree work.
We do not warrant sprinkler head, lines or any type of sprinkler damage. We make every effort to avoid breakage of heads and lines. But the responsibility lies with the homeowner. Sprinkler heads should be installed below the dirt or surrounded by a protective donut to prevent our equipment from damaging the head or line.
No. we are not licensed for sprinkler repair or installation.
Yes. We warranty our plantings for a minimum of 30 days after installation. In many cases longer if they are backed by a nursery or supplier warranty. After 30 days installation and removal labor is not included in any warranty. Plantings must be watered according to instructions for any warranty to be valid. Improper watering or fertilization, pruning, chemical treatment, pesticide application, Natural disasters, such as but not limited to drought, excessive rain or flooding. insects or disease, excessive heat or cold voids any warranty.
We make every attempt to determine the pressure washers' pressure before starting work not to damage your screening. However, most times screens are ripped by pressure washers is because the screen was improperly installed or the screen is brittle from age or sun damage. We are not responsible for torn screens.
Many homebuilders use contractor grade paint. In Florida due to excessive heat and humidity the typical lifespan of builder paint is less than 2 years. If your house has been painted with a premium paint such as Sherwin Williams Super paint you can expect a 5-year lifespan in Florida's sun. Peeling and/or chalking means it's time to repaint. We do not warrant peeling house paint from pressure washing.

Yes. We love children and understand. We will move them so we can service your lawn. However, if it becomes excessive there will be an additional $10 service fee.

Yes. You can purchase most any landscape material, paint, flooring that you may choose. However, we highly frown against it! Please consult with us prior to buying as the material maybe more difficult to install, be of a low-quality paint and require multiple coats, be non-compatible with installation tools or adhesives and etc...
Yes. And here's why. We are a Sherwin Williams preferred contractor, and we get a significant discount on their paint, and we pass along those savings to you. We do not mark up the cost of paint, You pay what we pay. We prefer SW Super paint as it needs less coats. Most times if were painting over a light color we can get away with one coat. Saving us time and you labor. However, you can choose any paint that you wish. If we need to put a second coat of paint on you will be responsible for the additional labor costs.
Most likely not. Many Homeowner Associations and CDD districts have deed restrictions. When you purchased your house you should have been given a booklet with the bylaws, covenants and restrictions. Most HOA or CDD management companies have a form on their website for the Architectual Review Committee (ARC) for painting approval. Some have pre formulated the paint colors along with trim door and garage. Many ARCS can take as long as 30-60 days for paint approval. Please begin working on getting the proper forms ready before our meeting.
Sometimes. Many HOA/CDD communities are very strict on landscaping. Some not very. Best bet call your HOA board member and or HOA/CDD property manager and ask. Some communities have an architectural review committee that can take 30-60 days for approval. Those forms are usually found on your HOA management companies' website.
